Valencia short-term rental registration (VUT)

The Comunitat Valenciana registers viviendas de uso turístico (VUT) in the Registro de Turismo through declaración responsable / autoregistro. Spain's Supreme Court STS 620/2026 annulled the national NRUA layer for listing verification. Platforms expect your regional Registro Turismo number under Regulation (EU) 2024/1028. Guest reporting uses SES.HOSPEDAJES, not Mossos. Glint Host Registry helps you prepare ICU and dossier steps and track numbers. We do not submit to Turisme GVA, your ayuntamiento, or SES on your behalf unless you configure live SES credentials yourself.

NRUA vs Registro Turismo after STS 620/2026

Do not treat a defunct NRUA code as your Airbnb or Booking registration number. The operative identifier is your Comunitat Valenciana Registro de Turismo VUT inscription. VUDA or platform data-sharing may still apply; treat any national-layer nuance as separate from the listing number field.

Decreto-ley 9/2024 (DOGV)

Whole dwelling only (no room rental), maximum 10 consecutive nights to the same guest, favourable municipal ICU (informe de compatibilidad urbanística para uso turístico) required before regional inscription, and Registro Turismo validity of 5 years with renewal before expiry.

Request a favourable ICU from your ayuntamiento before autoregistro on the Generalitat procedure. Host Registry tracks ICU and dossier dates only. We do not obtain ICU or auto-submit to the city.

Regional autoregistro (you file)

Complete declaración responsable through the GVA electronic procedure (alta, modificación, or cese) and store your Registro Turismo number in Host Registry when issued. This is the number platforms verify.

EU 2024/1028 on platforms

Display your VUT registration on every OTA listing from 20 May 2026. Mark listing display in Host Registry per channel.

SES guest reporting (separate)

Within 24 hours of check-in you must report guests on SES.HOSPEDAJES under RD 933/2021. Mossos applies only in Catalonia. Host Registry prepares Annex I data and optional SOAP submission when you configure credentials.
