Munich Airbnb registration under ZeS

Airbnb hosts in Munich must prepare for ZeS §5a registration and listing display while the city portal is not live yet. This guide is operational readiness only.

Room vs whole apartment

Confirm whether you list a private room or the whole unit. The eight-week Zweckentfremdung threshold mainly affects whole-unit tourist use. Set the layout in Host Registry before dossier prep.

§5a portal readiness

The Sozialreferat registration procedure is not open as of late September 2026. Track awaiting_registration_portal in Host Registry and watch stadt.muenchen.de for the portal launch. Glint does not auto-register with the city.

Registration number on listings

When Munich issues your §5a number, display it on every Airbnb and OTA listing as required by local law and EU 2024/1028.
