Paris furnished tourist rental registration
Updated: October 2026 (Ville de Paris page reviewed 12 October 2026)
This page summarizes practical steps from the official Ville de Paris guide « La location meublée touristique : les règles à suivre » (paris.fr, updated 25/03/2026). It is not legal advice. For usage or destination questions, the City directs you to a notaire or avocat. Host Registry, by Glint, helps you track your situation, documents, registration number display and the 90-night count for primary residences. We do not file anything with the Ville de Paris for you.
Four situations on paris.fr
(1) Primary residence: whole dwelling rented up to 90 nights per year. Online declaration on teleservices.paris.fr/meubles-tourisme/, then taxe de séjour. (2) Housing that is not your primary residence: change-of-use with compensation, then change of destination to hébergement hôtelier via BASU (Direction de l'Urbanisme), then declaration, then taxe de séjour. All authorizations before day 1. (3) Commercial or artisanal premises: prior authorization under the municipal commercial/artisan regulation via Démarches d'urbanisme (paris.fr/pages/les-demarches-d-urbanisme-4458), then declaration, then taxe de séjour, from day 1. (4) Other premises (office, garage, etc.): change of destination via Démarches d'urbanisme, then declaration, then taxe de séjour, from day 1.
Single room exemption
A meublé de tourisme is a whole dwelling let by day, week or month. Renting a single room inside your primary residence does not require prior authorization or Paris declaration, except chambres d'hôtes.
Copropriété, tenants, social housing, key boxes
STR must comply with the règlement de copropriété. Since 21 November 2024, new bylaws must state whether furnished tourist rental is allowed. Registered co-owners and tenants must inform the syndic. Tenants need landlord authorization. STR is strictly forbidden in social housing. A 2025 mayoral arrêté bans key boxes on street furniture; they may be removed.
Online declaration (loueur, not conciergerie)
File on https://teleservices.paris.fr/meubles-tourisme/ (the official link on paris.fr; it redirects to the meubles-tourisme portal). The registration number is issued immediately and must appear on every listing. The loueur must file personally, not in the name of a conciergerie. Before starting, have your last taxe d'habitation notice for the identifiant du local at step 3 (bottom of page 4), or tick « J'identifie mon local autrement ».
Update or stop renting
If your situation changes, log in to the téléservice, open your dashboard and click « Retirer ma déclaration », then file a new declaration. You receive a new number; the old one is invalid. Update all listings.
Maximum sanctions listed by the City
As listed by the City on paris.fr (reviewed October 2026): primary residence over 90 nights per year: fine up to €10,000 per year of overrun. Secondary housing without change-of-use authorization: up to €100,000 plus astreinte up to €1,000 per day per m² until regularized. Commercial or artisanal premises without authorization: up to €25,000. Other premises without urbanism authorization: penal sanction (no amount published on the page). Missing registration: up to €5,000. False declarations or concealment: up to one year imprisonment and €80,000. Obstructing municipal housing agents: €2,250. The Code du tourisme art. L324-1-1, as amended by loi n° 2024-1039, sets higher maximums for some breaches (for example missing declaration up to €10,000, false declaration up to €20,000, primary-residence night-cap breach up to €15,000): https://www.legifrance.gouv.fr/codes/article_lc/LEGIARTI000050623378. Check with the authority which scale applies in your case.
National register context
France is preparing a national furnished-rental téléservice. See our guide /guides/migration-ner-2026 for cautious notes on the transition window for existing municipal numbers. Paris municipal declaration remains required under current City rules.

How Host Registry helps
