Berlin short-term rental registration (ZwVbG)

Berlin's Zweckentfremdungsverbot (ZwVbG) requires Bezirksamt approval for temporary holiday letting of residential space. Registration numbers must be visible on listings. Regulation (EU) 2024/1028 applies from 20 May 2026. Glint Host Registry helps you prepare dossiers and track display. We do not submit to Bezirksamt or government portals.

ZwVbG and Bezirksamt approval

Each Berlin Bezirk processes Zweckentfremdung applications. Use Senate guidance and service.berlin.de for Genehmigung, Anzeige or related paperwork. You remain responsible for filing with the correct Bezirksamt.

EU Regulation 2024/1028

Where registration exists, platforms must collect, verify and display unique registration numbers and share data under SDEP rules. Berlin's fourth ZwVbG amendment aligned local law with EU STR data rules, effective around 17 June 2026.

Delayed EU-aligned digital numbers

Digital EU-aligned registration number issuance is still in test and delayed. Hosts with existing Berlin registration numbers may continue using them until further notice. New issuance on the digital system is not live yet. Do not remove a valid existing number from listings while waiting for the new format.

Hauptwohnung, Nebenwohnung and Anzeige

Primary residence absences can be approved under ZwVbG. Secondary residences (Nebenwohnung) are typically capped around 90 days per year with approval. Up to 49% of a Hauptwohnung can be notified via Anzeige without a full Zweckentfremdung permit, but a registration number is still required.

Platform display

Add your Berlin registration number to Airbnb, Booking.com and every OTA. Platforms verify numbers under EU 2024/1028. Host Registry tracks per-channel display but does not update OTAs for you.
