Madrid short-term rental registration (VUT)

Comunidad de Madrid registers viviendas de uso turístico (VUT) in the Registro de Empresas Turísticas. Spain's Supreme Court STS 620/2026 annulled the national NRUA layer for listing verification. Platforms expect your regional VUT under Regulation (EU) 2024/1028. Guest reporting in Madrid uses SES.HOSPEDAJES, not Mossos. Glint Host Registry helps you prepare dossiers and track numbers. NRUA vs VUT after STS 620/2026

Do not treat a defunct NRUA code as your Airbnb or Booking registration number. The operative identifier for Comunidad de Madrid is your VUT registration from the regional tourism business register. VUDA or SDEP data-sharing obligations remain separate from the listing number field.

Decreto 79/2014 and Decreto 27/2026

Decreto 79/2014 sets the VUT framework; Decreto 27/2026 (BOCM, in force from 26 April 2026) adds CIVUT, explicit comunidad de propietarios agreement (3/5 LPH), bans in viviendas de protección pública, and hardened technical minimums. Pre-existing VUTs may have up to three years to adapt.

Regional declaración responsable

Complete the declaración responsable on the Comunidad de Madrid portal and store your VUT number in Host Registry when issued. This is the number platforms verify. It is not proof that municipal urban rules are satisfied.

Madrid city licence and PEH (to confirm)

Madrid capital may require a municipal urbanistic activity licence. PEH rules can require independent access in many zones. Zoning is address-specific: confirm with Ayuntamiento de Madrid before listing. Host Registry tracks dossier checks only.

EU 2024/1028 on platforms

Display your VUT registration on every OTA listing. Platforms validate regional numbers from 20 May 2026. Mark listing display in Host Registry per channel.

SES guest reporting (separate)

Within 24 hours of check-in you must report guests on SES.HOSPEDAJES under RD 933/2021. Mossos applies only in Catalonia. Host Registry prepares Annex I data and optional SOAP submission when you configure credentials. You remain responsible for SES filing.
