Málaga short-term rental registration (VUT)

Andalucía registers viviendas de uso turístico (VUT) in the Registro de Turismo de Andalucía through declaración responsable on the Junta electronic office. Spain's Supreme Court STS 620/2026 annulled the national NRUA layer for listing verification. Platforms expect your regional VUT code under Regulation (EU) 2024/1028. NRUA vs Registro de Turismo after STS 620/2026

Do not treat a defunct NRUA code as your Airbnb or Booking registration number. The operative identifier is your Junta Registro de Turismo VUT inscription, often shown as VUT/MA/##### for Málaga province. VUDA or platform data-sharing may still apply separately from the listing number field.

Decreto 28/2016 and Junta guidance

Decreto 28/2016 sets the Andalusian VUT framework. Use the Junta declaración responsable guide and FAQ for technical, habitability, and documentation requirements. Digital certificate filing is required on the Oficina Virtual.

Málaga municipal VUT suspension and PGOU proposal

Gerencia de Urbanismo, Ayuntamiento de Málaga, has agreed to suspend new VUT authorisations across the whole municipality for a maximum of three years while planning rules are prepared (Decreto-ley 1/2025, art. 6.2, cited in PL07-2026). Modificación Pormenorizada del PGOU no. 28 (PL07-2026, June 2026) proposes making tourist lodging, including VUT, incompatible in zones C-1 Centro Histórico, C-2 Perchel Alto, C-3 Trinidad-Perchel, and C-4 PEPRI Perchel Sur. That is a proposal in progress, not adopted law. That index is not a legal cap. We do not state suspension start or BOP dates, independent-entrance rules, or sanction amounts. Confirm with urbanismo before Junta filing. Regional declaración responsable (you file)

Complete declaración responsable through the Junta sede procedure and store your VUT code in Host Registry when issued. This is the number platforms verify. It is not proof that municipal urban rules are satisfied.

EU 2024/1028 on platforms

Display your VUT registration on every OTA listing. Mark listing display in Host Registry per channel.

SES guest reporting (separate)

Within 24 hours of check-in you must report guests on SES.HOSPEDAJES under RD 933/2021. Mossos applies only in Catalonia. Host Registry prepares Annex I data and optional SOAP submission when you configure credentials.
