Seville short-term rental registration (VUT)

Andalucía registers viviendas de uso turístico (VUT) in the Registro de Turismo de Andalucía through declaración responsable on the Junta electronic office. STS 620/2026 ended NRUA as the platform verification layer. Platforms expect your regional VUT code under Regulation (EU) 2024/1028, often VUT/SE/##### for Sevilla province. Guest reporting uses SES.HOSPEDAJES. Glint Host Registry tracks dossier and listing steps. We do not auto-submit to the Junta, Ayuntamiento de Sevilla, or SES.
NRUA vs Registro de Turismo after STS 620/2026
Use your Junta VUT inscription on listings, not NRUA. Regional registration and municipal urban rules are separate obligations.

Follow Decreto 28/2016 and the Junta FAQ for declaración responsable content, digital certificate requirements, and distinctions between new registrations and already inscribed dwellings.
Seville municipal VUT barrio cap
Gerencia de Urbanismo, Ayuntamiento de Sevilla, caps VUT at 10% of available family homes in each of the city's 108 barrios. Approved definitively by the Pleno on 17 October 2024; in force since 29 October 2024 (BOP Sevilla no. 210 of 28 October 2024). At approval, eleven barrios in Casco Antiguo and Triana districts exceeded the cap and would not admit new VUT. The limit is reviewed one year after entry into force: check current status on https://www.urbanismosevilla.org/paginas/limitacion-viviendas-uso-turistico. We did not verify municipal sede URLs for urbanistic reports or sanction amounts. Ask the Gerencia de Urbanismo whether your barrio is above the cap and what paperwork applies before Junta declaración responsable. Host Registry does not obtain municipal reports.
Regional declaración responsable (you file)
File on the Junta Oficina Virtual and store your VUT code in Host Registry when issued. Platforms verify this regional number.
EU 2024/1028 on platforms
Display your VUT registration on every OTA listing. Mark listing display in Host Registry per channel.
SES guest reporting (separate)
Report guests on SES.HOSPEDAJES within 24 hours of check-in under RD 933/2021. Host Registry can prepare Annex I data when you configure SOAP credentials.
