Rome Airbnb and locazione turistica compliance

Airbnb hosts in Rome follow the same national CIN rules and Roma Capitale SUAR procedures as other OTAs. This guide covers operational readiness only, not legal advice.

CIN on Airbnb

After BDSR issues your Codice Identificativo Nazionale (with Lazio CIR in place first), enter it in the registration or license field Airbnb shows for Italy (same CIN on Booking and other channels). Platforms may verify CIN under EU 2024/1028 since 20 May 2026. Display the CIN on the listing: art. 13-ter cites €500 to €5,000 when it is missing from ads, separate from €800 to €8,000 when no CIN was obtained. Do not publish without a valid CIN unless you have written confirmation that your BDSR procedure is complete.

Before you publish in Rome

Confirm SUAR accepts your CIA or SCIA for the address (https://www.comune.roma.it/web/it/scheda-servizi.page?contentId=INF123012). Obtain and display your Lazio CIR/CISE before requesting CIN on BDSR. Plan monthly ROSS 1000 reporting on the regional portal. Treat PRG/NTA tourist-use limits as press announced until you confirm official urbanistica sources for your zone, especially in the UNESCO historic centre. Register on Alloggiati Web if guests require schedina reporting (within 24 hours of arrival for stays longer than 24 hours, within 6 hours of arrival for stays of 24 hours or less). Send the accepted CIA/SCIA copy to Regione Lazio by PEC when required.

Listing display checklist

After CIN is active, confirm the code appears in the Airbnb UI and guest communications where required. Toggle displayed on listings in Host Registry per channel. Disclose contributo di soggiorno collection where applicable per municipal rules.
