Greece: AMA (AADE) and stay declarations

In Greece, the AMA (Αριθμός Μητρώου Ακινήτου) is your listing registration number, while the Short-Term Stay Declaration (Δήλωση Βραχυχρόνιας Διαμονής) is a separate per-stay obligation on myAADE. Glint prepares exports, with no automatic filing and no live government API.

AMA: AADE property registry registration

Register each short-term rental unit in the AADE Short-Term Stay Property Registry via myAADE (aade.gr). You receive an AMA to display on Airbnb, Booking.com and other OTAs. Licensed tourist accommodations may use an ESL or Unique Notification Number instead. From 20 May 2026, platforms verify numbers under Regulation (EU) 2024/1028. Failure to register or to display AMA (or ESL/UNN where applicable) on listings can incur a standalone fine of at least €5,000 under AADE short-term rental rules (see FAQ on https://www.aade.gr/en/short-term-rental).

AADE stay declaration (≤59 nights)

For each short-term stay (≤59 nights), submit the declaration on myAADE by the 20th of the calendar month following guest departure (e.g. checkout 15 July → declare by 20 August). Late submission carries a €100 administrative fine under AADE rules cited on https://www.aade.gr/en/short-term-rental. Stays of 60+ nights use the long-term lease declaration path, outside Glint's short-stay queue. Collect identity, nationality, arrival and departure dates.

AMA ≠ stay declaration

AMA covers listing compliance; the stay declaration covers each guest after checkout. From October 2025, Greece also applies updated property safety and operational requirements (fire safety, equipment), see the AADE short-term rental hub. Athens has restricted new AMA registrations in certain zones (verify current maps on municipality and AADE pages). Thessaloniki zone restrictions were not confirmed on official sources in this review.
