Bordeaux furnished tourist rental registration

Checked against bordeaux.fr in October 2026

This page summarizes practical steps from official City of Bordeaux pages on furnished tourist rentals (owner guide, urbanisme change-of-use, règlement PDF, and taxedesejour.bordeaux-metropole.fr). It is not legal advice. Host Registry, by Glint, helps you track your situation, documents, registration number display and the 90-night count for primary residences. We do not file anything with the city for you.

Primary residence: 90 nights without change of use

When the unit is your primary residence, you may rent it as a furnished tourist rental up to 90 nights per calendar year without prior change-of-use authorisation (owner guide and urbanisme page). Declaration and a registration number are still mandatory on taxedesejour.bordeaux-metropole.fr. Exceeding the cap requires change-of-use except limited cases in the règlement (professional obligation, health, force majeure).

Non-primary: formulaire UB with compensation

Secondary and other non-primary whole-unit meublés need real and definitive change-of-use authorisation with compensation before any rental. Download formulaire UB (PDF), notice and document list from the urbanisme page. File at the droit des sols guichet unique (Cité municipale, 4 rue Claude Bonnier) or via the urbanisme portal as described on bordeaux.fr. Instruction: 2 months from a complete file. If incomplete, the city requests documents within 1 month; without them within 2 months the request is implicitly rejected. Silence after the instruction period means tacit grant (règlement art. 4.2).

Secteur A reinforced compensation (since 1 April 2026)

For units in secteur A, compensation surface must be double the unit surface unless compensation premises become social housing (then normal 1:1 rules apply). The urbanisme page (updated June 2026) reflects this. The owner guide (updated February 2026) does not yet mention the double surface; the urbanisme page and règlement prevail.

Sectors A, B and C

Compensation must follow sector rules (règlement art. 2.2.1): unit in A compensates in A; in B in A or B; in C in A, B or C. Ground-floor premises cannot serve as compensation. Check Annexe 1 on bordeaux.fr.

Registration number on ads and portal

Whole-unit meublé declaration and registration number are required for primary and non-primary homes (règlement art. 4.4). Register on taxedesejour.bordeaux-metropole.fr (portal scope: city of Bordeaux only). Display the number on all ads and contracts; updates may require a new number (owner guide). Change-of-use approval and registration are separate steps for non-primary units.

Taxe de séjour

Platforms may collect taxe de séjour, but the owner guide requires hosts to declare on the Bordeaux Métropole site. Host Registry queues periods from your calendar; you submit on the portal yourself.

Optional: room in primary home

The owner guide states that renting a room inside your primary home (not the whole unit as a meublé) does not require a registration number and has no duration limit. Host Registry focuses on whole-unit meublé paths; confirm with the city if your layout is unclear.

Sanctions

Failing to declare or obtain a number is a third-class contravention under the tourism code (règlement art. 2.1). Other sanctions follow the CCH and tourism code (règlement art. 5).
