Registration numbers for furnished rentals & platforms in 2026
Updated: September 2026
Regulation (EU) 2024/1028 requires platforms to verify a valid registration number for every short-term rental listing. In France, hosts must reconcile existing municipal rules with the upcoming national API Meublés portal.
EU framework (Regulation 2024/1028)
In force since 20 May 2026, the regulation harmonizes short-term rental registration across the EU. Platforms like Airbnb and Booking must collect and verify the registration number (NER) before publishing or maintaining a listing.
France: furnished tourism declaration
Depending on your municipality, you may need to declare or register your furnished rental (13-digit number in tense zones, town hall procedures elsewhere). The national API Meublés portal is expected in Q4 2026. Keep your municipal numbers in the meantime.
Platform checks under EU 2024/1028
Since 20 May 2026, platforms verify NER under Regulation (EU) 2024/1028 and may block listings without a valid number or proof of regularization. Prepare your documents and track status per channel.
