Paris Airbnb and the meublé de tourisme register
Updated: October 2026 (Ville de Paris page reviewed 12 October 2026)
Airbnb hosts in Paris follow the same Ville de Paris meublé de tourisme rules as other platforms. This is practical information with links to official sources, not legal advice.
Registration number on Airbnb
After you declare on https://teleservices.paris.fr/meubles-tourisme/, paste the municipal registration number into the field Airbnb shows for France. Use the same number on Booking and other channels. Host Registry listing health tracks per-channel display.
90-night cap (primary residence)
If the listing is your primary residence whole dwelling, Paris caps furnished tourist rental at 90 nights per year. Connect iCal in Host Registry to count nights. Exceeding the cap may lead to fines up to €10,000 per year of overrun under City rules on paris.fr; the national Code du tourisme maximum for IV breaches is €15,000 (https://www.legifrance.gouv.fr/codes/article_lc/LEGIARTI000050623378).
Non-primary, commercial and other premises
Secondary homes need change-of-use with compensation and BASU change of destination before declaration. Commercial or artisanal premises and other non-habitation premises need urbanism authorizations on Démarches d'urbanisme before day 1. See the full Paris STR guide for step order and official links.
