Host guide
Amsterdam Airbnb registration under toeristische verhuur rules
Updated: October 2026
Airbnb hosts in Amsterdam must align with Dutch national registration, Amsterdam vergunning rules, per-stay notification and night caps. This guide is operational readiness only, not legal advice. Host Registry, by Glint, does not auto-submit to Airbnb or government portals.
Airbnb registration / license field
Enter your national registratienummer in the registration or license field Airbnb shows for the Netherlands. Use the same number on Booking.com and other channels. Airbnb may also ask for permit details separately: keep vergunning references consistent with Gemeente Amsterdam records.
Before you publish on Airbnb
Obtain your free registration number on toeristischeverhuur.nl (once per home), secure a valid Amsterdam holiday-rental vergunning if you live and are registered at the address, and confirm night caps (30 nights per year, 15 from 1 April 2026 in listed Centrum and Oude Pijp wijken). Report each rental period on toeristischeverhuur.nl before guests arrive. Register for Amsterdam tourist tax (12.5% of the overnight price excluding VAT, per amsterdam.nl). See /en/guides/amsterdam-short-term-rental-registration for the full checklist.
Listing display checklist
After your registratienummer is active, confirm it appears in the Airbnb listing UI and in house rules where required. Toggle displayed on listings in Host Registry per channel. Under EU 2024/1028, platforms verify numbers from 20 May 2026.
Host Registry workflow
Select Amsterdam in your property profile to load the nl-amsterdam playbook, sync iCal for night-cap counting, use the stay-notification queue for copy-ready fields, and export evidence packs with official links. You remain responsible for Airbnb content and municipal filings.
