Amsterdam & Netherlands: night caps, permit & registration

Updated: September 2026

In the Netherlands, tourist rental from your primary residence combines mandatory national registration, a municipal holiday permit (notably in Amsterdam), notification before each stay, and night caps. These obligations are separate from France's furnished tourism registration number or Italy's CIN.

National registration (registratietoeristischeverhuur.nl)

You need a registration number before you can rent out your home. Amsterdam hosts request it on toeristischeverhuur.nl (linked from amsterdam.nl); you register once and it is free. The number must appear on all listings. Under Regulation (EU) 2024/1028 (applicable from 20 May 2026), platforms verify this number before publishing or maintaining a listing. Step-by-step checklist: /en/guides/amsterdam-short-term-rental-registration.

Holiday-rental permit (Amsterdam vergunning)

In Amsterdam, the registration number alone is not enough: you need a holiday-rental permit (vergunning vakantieverhuur) for eligible homes where you live and are registered. The permit costs €76, as shown by the City of Amsterdam in October 2026, and is valid until 1 April of the following calendar year. You may host a maximum of 4 guests at a time. Without a valid permit, you risk fines. Other gemeenten apply their own rules; check local portals.

Night caps: 30 / 15 nights

The City of Amsterdam allows up to 30 rental nights per calendar year. In eight wijken in Centrum and Oude Pijp, the maximum is 15 nights from 1 April 2026 (see https://www.amsterdam.nl/en/housing/holiday-rentals/holiday-rental-permit/holiday-rentals-centrum-pijp/ and Gemeenteblad 2026/151001: https://zoek.officielebekendmakingen.nl/gmb-2026-151001.html). If you rented 15 or more nights between 1 January and 1 April 2026, you cannot rent to tourists for the rest of 2026 in those areas. Host Registry Cap Guard can map inner-city wijken for counting (see /en/guides/amsterdam-short-term-rental-registration). Other Dutch municipalities also enforce night caps.

Municipal notification before each stay

You must report each period that you rent out your home before your guests arrive. Use the online "Report a holiday rental" service on toeristischeverhuur.nl (see amsterdam.nl reporting holiday rentals for context). The city does not publish a fixed number of days or hours in advance. Prepare registration number, permit number, dates and guest count. Host Registry tracks upcoming stays and prepares copy fields. You submit manually.
