Munich short-term rental registration (ZeS)

Munich's Wohnraumzweckentfremdungssatzung (ZeS) governs tourist use of housing. Section 5a requires registration before offering platform short-term rentals and displaying the registration number on listings once issued. Regulation (EU) 2024/1028 applies from 20 May 2026. ZeS and municipal Zweckentfremdung

The renewed ZeS sets local rules for tourist use of residential space in Munich. Use official stadt.muenchen.de guidance and the Sozialreferat Zweckentfremdung service for Genehmigung paperwork when whole-unit tourist use may exceed about eight weeks per year.

§5a registration duty

Before listing on platforms, hosts must register and display a city registration number under §5a once the procedure is available. The infoblatt on Registrierungspflicht Kurzzeitvermietung explains the duty. Glint tracks readiness but does not register on your behalf.

Registration portal not live yet

As of late September 2026 the Sozialreferat is still preparing the IT registration portal. You cannot obtain a Munich registration number online today. Use Host Registry status awaiting_registration_portal while monitoring official updates. Do not claim a live self-service portal exists.

Room vs whole unit and eight weeks

Private room rentals still fall under §5a once registration opens. Whole-apartment tourist use above roughly eight weeks per year typically requires a Zweckentfremdung Genehmigung in addition to registration readiness.

EU Regulation 2024/1028

Where registration exists, platforms must collect, verify and display unique registration numbers under EU STR data rules. Munich local numbers will matter for OTA compliance alongside Genehmigung obligations.
