Madrid Airbnb registration under VUT rules

Airbnb hosts in Madrid need a valid Comunidad de Madrid VUT registration, municipal checks where applicable, and SES guest reporting. This guide covers operational readiness only.

Enter your VUT registration reference in the registration or license field Airbnb shows for Spain. Use the same number on Booking and other channels. Do not use NRUA after STS 620/2026.

Before you list

Prepare CIVUT, owners agreement if required, and confirm municipal licence needs for your address. Track dossier prepared date in Host Registry before completing regional registration.

After VUT is active, confirm the number appears in the listing UI. Toggle displayed on listings in Host Registry per channel.
