Host guide
Nice Airbnb and the meublé de tourisme register
Checked against nicecotedazur.org in October 2026
Airbnb hosts in Nice follow the same Ville de Nice and Métropole rules as other platforms. Practical information with official links, not legal advice.
Registration number on Airbnb
After you validate your host account on taxedesejour.ofeaweb.fr/ts/metropole-nca, paste the 13-character registration number into the field Airbnb shows for France. Use the same number on other channels. It is not your change-of-use authorisation number.
120-day cap (primary residence on Nice commune)
Primary residences are capped at 120 cumulative furnished tourist days per calendar year on Nice commune from 1 September 2026 (90 days before that date). Connect iCal in Host Registry to count nights. Beyond the cap you need change-of-use authorisation.
Non-primary homes
Secondary and investment units need change-of-use on changementdusage.fr/nice before day 1. The tax portal registration number does not replace authorisation. See the full Nice STR guide for quotas, compensation and location mixte.
Taxe de séjour and platforms
Create your Métropole portal account even if Airbnb collects tax. Declare each quadrimestre in your host account, including platform stays with CSV upload when applicable.
